Market Tech is growing fast

Rental income is growing fast as new developments come on line

The value hidden within the development arm of Camden Market-based property developer Market Tech (MKT) can best be seen by the near third increase in the property portfolio valuation to £988m in the year to March, including acquisitions. On a like-for-like basis, the uplift was still an impressive 12.4 per cent. Total revenue jumped more than threefold to £130m underpinned by a big contribution from the group's digital operation which saw revenue jump from £10m to £102m.

This side of the operation makes the company unique among property developers as it provides the retail tenants access to revenue analysis, online logistics and access to a large customer base. During the year it acquired Stucco Media which has been combined with its mobile divisions Glispa and Fiver. All three have third-party customers, and each is cross-selling services such as in-app advertising. Group headline profit was lower, reflecting the cost of moving from Aim to the main market, as well as a larger management team.

Developing the 16-acre Camden Market site is progressing well, and with more tenants signing up passing rent rose by nearly a quarter to £32.4m, with occupancy standing at 93.9 per cent. A further seven properties were bought for £150m, adding £5m of rental income. The development potential was further highlighted in the gap between passing rent (that's rental income at any one time) and the estimated rental value (ERV) if all rents were marked to market, with a gap between the two of £47.7m.
